Founding places are real and there are ten. Whether one is still open is confirmed at checkout, before you pay anything. It applies to one account per business and doesn't restart if you cancel and come back.
What every account gets
The whole thing. There is no cheaper plan with bits missing.
The estate
A site plan in your own blocks, every kind of unit on it — containers, storage rooms, workshops, arches and yard space — with vacant, reserved and out-of-service marked, and units coming free flagged early.
Leases and licences
English quarter days, service charge with a year-end reconciliation, upward-only and index-linked rent reviews, break notices warned by their notice date, dilapidations, and whether a lease is contracted out of the 1954 Act.
Money
Demands and receipts, the arrears list with the chase already written, deposits held properly, VAT, and exports for Xero and QuickBooks.
Compliance
Fire risk assessments, EICRs, asbestos, legionella, LOLER, gas and EPCs, with the interval each one runs on and an alert before it lapses. A unit below EPC E can't be listed as available.
The day-to-day
Maintenance jobs with photos, ingoing and outgoing meter readings, a diary with follow-ups, an enquiry list that matches people to units, and messages to the whole estate.
Reporting
What the estate is worth, occupancy by area rather than by unit count, WAULT to expiry and to break, debtors, and where the reversion is.
Your data
Nightly backups, and every record downloadable as spreadsheets or a full backup — even when your account is read-only.
A person on the other end
Support is email to someone who built it. Up to five logins for you and your staff, with roles.
Paying for it
How do I pay?
From your account's Billing page, by card. Payments are handled by Paddle, our Merchant of Record, who send your receipts and VAT invoices — we never see your card details. Any VAT that applies is shown at checkout.
What happens when the free trial ends?
If you haven't subscribed, your account goes read-only. Nothing is deleted: you can still log in, look at everything and export it. Subscribe and you carry on exactly where you left off.
Are there other costs?
Not from us. If you choose to connect Stripe, GoCardless or Twilio to take card payments, Direct Debits or send texts, those providers charge you for their services under your own account with them.
Can I get a refund?
If you're charged in error, or a fault on our side stops you using it for a paid period, we refund that period. The details are in the refund and cancellation policy.
Will the price go up?
If the standard price ever changes, you'll hear at least 30 days before, and you can cancel before it takes effect. If you're on the founding offer, your £29 stays put for its 12 paid months.
What does one subscription cover?
One account, with its own web address and unlimited units and blocks. Not “per site” — an estate owner's nearby properties are not always at one address. A property that needs its own name on its demands and letters is a second account, because an account has one. The founding offer applies to one account per business.
